Local real estate giant Telluride Sotheby’s International Realty is partnering with 3rd Home, a private exchange club for owners of luxury vacation homes across the world. 

3rd Home is a private club that enables second homeowners of luxury properties to exchange houses with other luxury homeowners for a period time without the expense of renting. 

With over 6,100 properties to choose from around the world and an average property value of  $2.4 million, luxury homeowners in Telluride will now have more options when it comes to new places to stay, with no direct or simultaneous exchange required. 

“This partnership allows us to offer our clients the opportunity to leverage the investment they’ve made in a luxury second home to be able to travel to other places around the world at a fraction of the cost, while continuing to expand our reputation both locally and globally as the most respected name in real estate,” said Nels Cary, owner of Telluride Sotheby’s International Realty.  

With this partnership, clients of Telluride Sotheby’s will receive complimentary access to the home exchange club – a membership that ordinarily costs $3,000. 

3rd Home’s process of choosing homes for the luxury exchange program is highly selective. Prospective members must undergo a series of verification steps prior to selection into the program. 

Once accepted, participants select certain weeks that they agree to make their home available exclusively to other club members. 3rd Home then credits homeowners with a number of "keys" for each week, based on the value of their home and the desirability of the weeks chosen. 

When homeowners are ready to take a trip, they trade their “keys” for a stay at another member's property. Cost to participants: an exchange  fee of $395-$995.
